Dolce&Gabbana x ADMAF Design Award 2023 Announced

Modon Properties specializes in developing communities, hospitality experiences, sports facilities. The company has revealed the masterplan for Hudayriyat Island. The plan has been highly anticipated by many.

The project covers 51 million sqm and helps Abu Dhabi’s urban expansion. It also adds diversity to the city’s urban offerings and provides a desirable living environment.

Pioneering Sustainable Living Project

Hudayriyat Island is a pioneering project that is the first of its kind for the city in terms of size and area. The appeal of Hudayriyat Island lies in its distinctive natural environment and prime location. In addition to the unique future residential offerings, Hudayriyat will offer elite sports facilities making it the destination of choice for those looking for unmatched sports and leisure experiences.

Masterplan Aligns with Abu Dhabi’s Vision

Jassem Bu Ataba Al Zaabi, Chairman of the Department of Finance, Abu Dhabi and Chairman of Modon Properties, noted that the masterplan aligns with the directives of President His Highness Sheikh Mohamed bin Zayed Al Nahyan and the follow-up of H.H. Sheikh Khaled bin Mohamed bin Zayed Al Nahyan, Crown Prince of Abu Dhabi and Chairman of the Executive Council, to cement Abu Dhabi’s position as a pioneer of forward-looking urban development.

Integrated Development with High-End Residential Communities

The development includes luxury homes with views of Abu Dhabi and the waterfront. It is situated on two hill communities, one 45 meters high and the other 50 meters high. The masterplan will add 53.5 kilometers of coastline to the city, with 16 kilometers of beaches. This will strengthen Abu Dhabi’s reputation as a top destination for lifestyle, tourism, leisure, sport, and urban access.

Exciting Destinations within Al Hudayriyat Island

Al Hudayriyat Island has many exciting destinations. These include Velodrome Abu Dhabi and Surf Abu Dhabi. Additionally, there are numerous sport, commerce, and leisure amenities. The island also has the Emirate’s largest urban park and a 220-kilometer-long network of cycle tracks. Already present on the island are Bab Al Nojoum glamping resort, Marsana Beach, OCR Park, Trail X, Bike Park, and 321 Sports. Additionally, there are several other attractions in the vicinity.

Surf Abu Dhabi

Surf Abu Dhabi will open by 2023. It will be the largest and most advanced artificial wave facility globally. The destination is designed with Kelly Slater Wave Co. It will provide a high-performance surfing experience. The facility will have the world’s longest ride, biggest barrel, and largest artificial wave pool. Underscoring Abu Dhabi’s sporting and leisure credentials, the exclusive surfing complex seeks to attract everyone from beginners to pro-surfers. Surf Abu Dhabi is perfect for hosting international events. It will also help develop the local, regional, and global surfing community.

Velodrome Abu Dhabi

Velodrome Abu Dhabi will launch in 2025. It will feature the first UCI Category 1 indoor cycling track in the region. The track will be suitable for international championships. There is also a rooftop track. It is connected to the ground via a 600-meter cycling ramp. The ramp winds around the outer walls. It provides 360 degree views of Hudayriyat and Abu Dhabi Skyline. Hi-tech support facilities will cater to cyclists of all levels. This includes professional, intermediate, or amateur cyclists. The velodrome will further cement Abu Dhabi’s position as the first Bike City in the region.

Largest Urban Park

Spanning more than 2.25 million square meters, the park included in the masterplan will be the largest urban park in the Emirate. Once completed, the nature-centric project will provide a space for individual adventures and outdoor encounters. The destination will feature a variety of areas, such as an elevated cycling track, an eco-tourism platform, and Mangrove Walk. It will also be home to an eco-farming space, food and beverage outlets, playgrounds, and events valley.

Over the next 18 months, Modon Properties will be focusing on construction of enabling infrastructure for Phase 1 in line with the approved plan for the project.
